We do check/change air filters, blower belts and its components, heat exchangers, burners, all electrical parts, check / re-fill refrigerant including external body and natural gas pipe care with anti-rust spray painting according to maintenance contract.        We Inspected condenser coil and fins .We clean and adjust them with proper equipment. This cleaning ensures proper condensing temperature, eliminates both low capacity level and poor efficiency.

      We Inspected coil to ensure proper cooling capacity levels. We clean it according to its required manners using a commercial coil cleaner with pressurized Air. We wash both sides of the coil and flush with water and Air pressure.

      We cleaned or replaced filters according to the manufacturer recommendation. We determine the frequency, visually inspect or measure the airside pressure drop. Clean filters prevent dirt buildup on coils and help with the indoor air quality of the occupied building space. A dirty or broken air filter causes higher energy cost and can damage the equipment, leading to early failures. We clean inlet screens with hot water and commercial cleaner using pressurized air.

       We Clean and adjust blower components to get adequate airflow. Inadequate airflow can result in a loss of up to 15% of the system's efficiency and costing you more money on your electric energy bills. We make sure that bearings have been properly lubricated according to manufacturer’s recommendation if they were not permanently lubricated type. We lubricate all moving parts. Lack of lubrication causes friction in motors and blowers and increase electrical energy consumption. Improper lubrication can destroy the bearings and sleeves and cause the motor to burn out.

       Electrical Wiring and components required to be inspected thoroughly in terms of their proper function. however a lose contact can cause burning wires or components.We inspect and make assure their consumptions current and all terminals and contacts.

       We check and adjust the condenser fan blades to assure an optimum heat rejection that maintains capacity and the efficiency of the unit.

       We inspect the evaporator fan to ensure its proper functioning in housing. However, Annual lubrication is done to the evaporator fan motor.

       We inspect (adjust if necessary), the compressor foundation rubbers that help prevent vibration and noise to unit. Compressor terminal side inspected to find any loose contact/s that causes short circuits, burning terminals and wires. We also measure consumption current of the compressor that should mach to its rating current. We make sure tighten all electrical connections and measure voltage and current consumption on motors. Poor electrical connections can cause unsafe operation of your system.

       We inspect the blower belt for wear, proper tension, and pulley alignment. Worn belts are replaced with a type that manufacturer recommends.

       We check the refrigerant charge to make sure that it is at the proper level. We consult unit log book to determine the frequency that unit have been refrigerant charged. This helps us to evaluate if there has been a chance of refrigerant leakage. We use the manufacturer’s cooling charging chart to determine if additional refrigerant is required.

       We inspect and clean the combustion air blower wheel for proper efficiency and airflow.

       This is also an important part of maintenance. We Inspect the main burners for deterioration or blockage caused due to corrosion, soot or other elements. The main burner flames are adjusted if required Temperature limit switch. Testing the temperature limit switch is one of the necessary parts of maintenance. We make assure of the operation the limit by temporarily blocking the return air or disable blower motor until the limit trips. We check operating of all safety controls. They are important to ensure the proper and safe operation of your system. Checking the starting cycle and safety limit of the system assure you that the system will start, operate, and shut off properly..
